LBC in Rickmansworth

Planning permission for the redevelopment of the Grade II Listed Black Barn at Woodoaks Farm, Rickmansworth.

The proposal involved the demolition of a later concrete structure and the construction of a sensitively designed extension to facilitate the permanent change of use of this Grade II listed barn to an education and community hub.

The project will enable the Soil Association Land Trust to provide flexible space for schools, community groups and limited commercial events, ensuring the long-term viability of the building while safeguarding its architectural integrity.

Crucially, the design approach preserved the Black Barn’s visual primacy and avoided intrusive alteration to its historic fabric.

This was very much a collaborative effort. My role focused on planning strategy and policy, but the success of the scheme reflects the work of a wider professional team including architects, heritage consultants, transport advisers and ecologists, a proactive applicant and an engaged Local Authority.

Schemes of this nature require patience, proportion and a clear articulation of public benefit. It is gratifying to see another historic rural building secured for long-term community use in a manner that accords with both local and national policy.
