Channel your inner Begbie

Retrospective permission granted within the Green Belt and Cotswold National Landscape.

Extensions to dwellings within the Green Belt are acceptable, provided that they do not result in disproportionate additions over the size of the 'original building...' That is, the building as it existed on 1st July 1948.

Our dwelling here consisted of a contemporary shell surrounding much older internal stonework indicating that the current dwelling was not the original building.

An assessment of historic OS maps and aerial imagery from the 1940s confirmed that a building of greater scale than the current development previously existed at the relevant date.

We were able to evidence therefore that the proposed development was indeed proportionate in terms of what existed in 1948, and in the words of Begbie from Trainspotting, “the game was ours...”.
